Seasonal fruits and vegetables for December! (same as Nov)
Pears, Apples, Bananas, Blueberries, Cherries, Grapefruit, Honeydew melons, Clementines and Persimmons. 
Chard, Cauliflower, Carrots, White Cabbage, Beans, Mushrooms, Lettuce, Potatoes, Peas, Leeks, Radicchio, Turnip, Radish, Celery, Spinach and Jerusalem Artichokes, Brussel Sprouts, Pumpkins and Sweet Potatoes.
 
Clementines
A clementine is a tangor, a hybrid between a willowleaf mandarin orange and a sweet orange, so named in 1902. The exterior is a deep orange color with a smooth, glossy appearance.  Clementines can be separated into 7-14 segments. Similar to tangerines, they tend to be easy to peel. The fruit is loaded with fiber and essential nutrients like vitamin C, folate, calcium, magnesium phosphorous and potassium, which all translate into a lot of health benefits.

Making Fresh Flowers last longer
Combine a few drops of bleach or a clear liquor, such as vodka or gin with a crushed Vitamin C tablet and a few drops of clear soda or superfine sugar.  The bleach or liquor fights bacterial growth... the soda or sugar provides nourishment... and the vitamin C lowers the pH so that the water can move up the stems faster, preventing wilting.
 
Planning a Road Trip this Winter?
Stock your car's trunk for the winter weather emergencies.  Include a compact shovel, ice scraper,  flashlight, sand or cat litter,  flares, a heavy blanket, and warm clothing.  Water and snack food is also a good idea.
 
Have you been accused of PHUBBING?
In other words, snubbing others to look at your phone. Its one of those habits we may not be aware of but it can make others feel unimportant. It sends a message that the person that you are speaking to is not a priority. Try turning the phone off or putting it out of reach. Be a good friend and give them your full attention.

Especially As You Get Older!
How to make it less painful?
Dozens of details must be dealt with..
Possessions must be boxed up or discarded, the house must be scrubbed down and displayed to strangers, its all tremendously stressful. 
For older people, a move is most likely to involve downsizing-- and that means parting with lots of possessions. The move may be from a home with memories of raising a family, which triggers powerful emotions and it frequently evolves a strong sense of loss.  Here are eight things that might make it work.
1.  Take as much time as possible. Make sure that there is time to reflect on what items mean before deciding their fate. Take pictures of these memorable possessions so they can be viewed at any time.
2.  Use scale drawings or apps to get a handle on space limitations so you won't be disappointed if that big piece of furniture you brought does not fit.
3.  Consider using auction websites to sell excess possessions instead of a garage sale or even a conventional estate liquidation service.
4.  Donate to a nonprofit, the possessions that don't sell.  
5.  Skip the storage unit. This just delays making decisions that will have to be made eventually anyway.
6.  Pitch the throw rugs. These are a common cause of trips and slips which are a fall risk especially as people age.
7.  Create continuity where you can.  Take photos of the interior of closets and drawers and the arrangement of pictures on walls before you pack them up for the move.
8.  Ask about moving rules before you move.
If you are moving into a senior living community their may be guidelines about how and when residents can move in. It will make for an easier moving day.
 
Clever uses for Cooking Spray!
Coat measuring cups before putting honey or syrup in them-- the contents will slid right out.  Remove soap scum on glass shower doors-- just spray the inside and wipe with an absorbent cloth.  Wipe dead bugs off a car grille and bumper-- spray the area, and rub gently with a clean cloth.  Stop a door from squeaking--spray the hinges.  Stop food from sticking to a knife when chopping-- spray the knife before using it.  Keep candle-holders wax free--spray them before placing the candles inside.  Prevent stains on plastic containers--spray them before putting tomato sauce or similar foods in them.  Prevent cheese from sticking to a grater by spraying before use.  Remove a stuck ring by spraying your finger.  Stop snow from sticking to a shovel by spraying the blade before use.

Honey is a free browser extension that automatically finds and applies coupon codes when you are shopping on line. It is not an app it is an extension of the browser. It can only be used on a PC not your phone. With one click, it will search for coupon codes for you and automatically apply any that work to your checkout cart.  Google can give you instructions on how to install on your browser.

Reasons why you should not take your home off the market or not list your home during the Holidays.
This time of year can actually be ideal for selling and these are the reasons why.
1.  Your listing will rise to the top because so many sellers do not want to be bothered during the hustle of the holidays therefore we have reduced inventory and your listing will most likely make it to their  "I want to see that one"
list.
2.  Your house looks and smells amazing during the holidays. With fresh greenery and the aroma of cookies baking and a warm fireplace, you've got built in ambiance.
3.  Holiday Buyers aren't messing around.
There may be fewer buyers out there but the ones that are actively looking for homes are typically ready to buy.
4.  It can be easier to close a transaction in December.  Buyers often get their loans processed and approved faster because of less buyers in the market place.
5.  The holidays give you a chance to adjust your selling strategy. If your home has been on the market for a few months you may want to look at what other houses  like yours have sold for and adjust your price accordingly.
 
Looking ahead at 2019 Housing Trends!
Lets step back for a moment and recall that the year 2017 was the best year for home sales in 10 years and is only down 1.5% from that, in 2018.
As to the possibility that we are currently experiencing a small bubble. The market conditions are different than what we were experiencing before the recession 10 years ago.
Most states are reporting stable or strong market conditions, housing starts are under producing and we are seeing low foreclosure levels, individuals are living within their means. NAR(National Association of Realtors)reports our 2019 home sales will be stable. The overall health of the U.S. economy is good. We have low unemployment, record high job openings, low jobless claims and job additions for eight straight years, along with increasing wages. These economic activity should support the housing market, even as interest rates rise.  
 
Kitchen Spruce-Ups You'll Love!
Is your kitchen drab, dated or worn out?
There are ways to make it look better without having to take out a second mortgage...
A new coat of paint and new cabinet hardware can get you started but there are other ways to spruce up your kitchen that can have surprisingly dramatic results!  Here are seven great kitchen spruce ups..
1.  Replace under powered bulbs and "flush mount" ceiling lights. Bring the lights down from the ceiling it helps to distribute light throughout the room.                                          2.  If you have counter tops with little or no back-splash. Choose a back splash that complements the counters and run it up to the bottom of the cabinets.
3.  If its in the budget replace the kitchen appliances.
4.  Update the inside of your cabinets with roll-outs, stacked shelving and cutlery holders.  The Container Store has lots of choices.
5.  If the room permits add a rolling or freestanding island. It can provide additional space and serve as an attractive addition to the kitchen.
6.  Install or expand moldings.  Crown moldings, which run along the top edge of walls decorative baseboards which run along the bottom edge make a plain kitchen seem upscale.
7.  Hang attractive  window coverings. They can instantly make a dull kitchen seem more stylish and interesting.

Hopefully that is what you will be doing come Christmas instead of fighting a cold or the flu. Just a little hint on how to keep rockin.
Keep your hands clean. It is one of the most important ways we can prevent picking up or spreading germs that cause illness.  National Hand Washing Awareness Week is Dec 2-8. And just in case you never took Hand Washing 101 here are a few hints on the best hand hygiene practice.
1.  Wet your hands with water and apply soap.
2.  Rub hands together for at least 20 seconds, paying special attention to under your fingernails.
3.  Rinse thoroughly.
4.  Dry with a clean towel that has not been used by others.

Change Ahead may be an understatement!
I do believe every corner I turn down has a new project going on. Recently traveling toward the 303 from Trilogy if you make a right hand turn on Happy Valley Rd their is a Luxury Rental Housing Development  being built. Also at 4 corners I noticed a new dentist's office called 
"Dental Bens"... love the name.
 
Tips from the Landscape Expert!
One more thing to be thankful for... living in the Southwest!
 But just a few things to do in December.
1.  Continue Watering but change the watering schedule for the trees, shrubs and other plants in your landscape.  Since the temps are cooler and there is less sunlight, the soil stays moist for a longer period so that you do not have to water as much.
2.  Apply a layer of winter mulch so you won't have to water as frequently. It can also  help if/when the first frost comes.
3.  Avoid any major pruning this time of year.

  • November followed the record breaking October, which had 18 sales, with 13, just short of the average for that month over the last six years.  This followed the modest 8 Sales in September which matched the 8 in July.   August was the lowest month of the year with 5.  This follows a record breaking June with 16 sales and also record breaking sales in January with 26 sales, and February with 29 sales.  That followed the May and March sales of 18 each month and the 16 sales in April. The inventory remains relatively low although it has jumped up from the low 20's this summer to 47 as of today.

  •  There have been 65 smaller homes, 77 mid-sized homes and 38 of the larger homes go under contract.  For the Calendar year 2017, 66 of the smaller plans, 94 of the midsize plans and 45 of the larger plans went under contract..
  •  INTEREST RATES:  Interest rates during the month of November eased just slightly, with the 30 year rate moving down from 5.25% to 5.125%, and the 15 year rate remaining at 4.625%.
